Once a neglected structure in Scranton’s central hub, a building at the crossroads of Mulberry Street and Adams Avenue is set to undergo a transformative revival. Lackawanna College has revealed plans to convert the long-vacant site into a vibrant educational space for health sciences and a key entry point to its campus.

Originally acquired by the college over ten years ago, the six-story building at 401 Adams Ave. was slated for renovation. However, due to prohibitive costs, the institution decided to sell the property in 2024. The building has now found a buyer in a company owned by local developer John Basalyga, who will oversee its redevelopment. The college will lease part of the revamped space, as per the finalized agreement.

“We are excited to partner with Lackawanna College to breathe new life into 401 Adams,” stated John Basalyga, President and CEO of JBAS Realty, in a press release. “This project represents more than redevelopment — it represents opportunity. By creating a modern academic environment and opening the door for future commercial and residential uses, we’re investing in the future of Scranton and supporting the college’s mission to educate the next generation of healthcare professionals. We look forward to delivering a building the community can be proud of.”

Renovations planned

The 1970s-era property, encompassing a six-story structure, courtyard, and two-story building, was acquired by Lackawanna in 2014 and was known as the “Scranton Center” or “Adams Plaza.” The college successfully transformed the smaller building into a dining hall and culinary arts facility.

In 2022, Lackawanna College unveiled an initiative to turn the larger building into the Center for Technology Innovation. Yet, the college shifted its focus and started construction on this project at Wyoming Avenue in December.

The sale price for the six-story building remains undisclosed. The redevelopment is a collaborative effort with 401 Adams LLC, an affiliate of JBAS Realty and The Basalyga Group.

Plans are in place for the property to serve as a key entry point to Lackawanna College’s Scranton campus, while also addressing broader urban needs. The development at 401 Adams LLC will include approximately 34,000 square feet of updated academic facilities, focusing on essential healthcare disciplines. The second and third floors will be outfitted with modern classrooms for programs in nursing, sonography, surgical technology, and more.

Remaining areas will contribute to a larger mixed-use redevelopment, with potential applications such as retail spaces, apartments, dorms, and offices.

“The redevelopment of 401 Adams marks a transformative moment for Lackawanna College and for the city of Scranton,” stated Jill A. Murray, the college’s president and chief innovation officer. “For years, we’ve envisioned creating a modern, purpose‑built home for our growing health science programs, and this partnership now makes that vision a reality. John Basalyga’s investment ensures our students will learn in state‑of‑the‑art spaces that match the caliber of their aspirations and the region’s workforce needs. We are incredibly proud of this milestone and grateful for the collaboration that brought us here.”

The redevelopment is anticipated to be completed by late 2026.
