New Housing Opportunities Arise for Nevada’s Rural Communities
In a significant move to address housing affordability, funds have been allocated from the governor’s housing bill, which was successfully passed during the 2025 legislative session. This initiative targets low and moderate-income households in Nevada.
Residents in rural areas now have the opportunity to benefit from forgivable loans. These financial aids cover down payments, help reduce interest rates, and assist with closing costs such as inspection fees.
The financial backing is set to facilitate the construction of 54 homes in Sun Valley, Golden Valley, and Fernley. Additionally, the bill supports the development of nearly 400 townhomes in Fernley.
According to Christine Hess, the chief financial officer of the Nevada Housing Division, the initiative marks a milestone. “In Nevada, we’ve never done a townhome low-income housing tax credit project. So, really exciting on that note,” Hess remarked.
Moreover, the bill has provided mortgage assistance to almost 200 essential workers in sectors like healthcare, education, public safety, and construction across the state.
This piece of legislation was notably the only bill among the governor’s priorities to pass in the last regular legislative session.
